phase one

Initial meeting

After arranging a time that best suits both parties we are happy to conduct  meeting on site, at our display home or in the convenience of your place of residence.
At this meeting it is essential for you to express your desires & needs relating to size, finishes & budget.
Compiled scrap books, photos & sketches can be very helpful at this stage.
We are here to help with input & suggestions, taking on board agreed requirements to move forward.

 

phase two

Sketches & estimate

Based on information compiled at initial meeting a first draft floor plan & front facade elevation will be drawn up accompanied by a “Realistic Estimate”.
At delivery of sketches & estimate your input is very important making necessary adjustments to meet your requirements.
Once you are happy with sketches & estimate, fee appraisals to continue will be provided i.e.;

  • Architechals/Working Plans
  • Council/Private Certifier Fees
  • Engineers
 

phase three

Final working plans & DA approval

Once fee appraise have been set & accepted working drawings will be completed for you to proof & adjusted accordingly. Complete set includes Floor Plans, Elevations, Sectional Drawings & Shadow diagrams. 3D Drawings are available on request.
Plans, necessary accompanying documents & paper work are compiled & submitted on your behalf  to Council or chosen Private Certifier to obtain D.A (Development Application) & C.C (Construction Certificate) approval.

 

phase four

Fixed tender & construction

After receiving D.A Approval & Construction Cert. a detailed Fixed Price Tender from Building Creations NSW can be submitted to you.
If you would like to proceed both parties enter into a simple Building Contract Agreement. Alongside with a 5% deposit Building Creations NSW will be able to commence your Construction Project.
Construction Stages will continue through;

  • Ground Works
  • Floor, Wall & Roof Framing
  • Lock up
  • Practical Completion
  • Final completion

Financial Progress Payments generally coincide with these construction stages.
Your involvement & site visits are encouraged during theses stages. As your continued input is valued by us & site visits are generally enjoyed by clients.
It is Building Creations NSW best interest to complete projects within time frame allocated & to Tender Price.
Hand Over is conducted after Occupation Certificate is issued by the relevant inspecting authority.
